It's important to realize in this fast paced market. Multiple offers and sellers advertising offers only at specific times and dates..

 

#1 When a listing or listing agent informs you or your buyers agent, offers only presented on "DATE, TIME" 

 

You must realize the "SELLER" is not obligated to those terms! If you are interested in writing an offer my suggestion is write the offer and present the offer to the seller immediately. 

 

#2 The SELLER controls their detiny and can accept any offer they so choose. 

 

#3 ASK YOUR AGENT OR LISTING AGENT IF THERE IS COMPETING BIDS! "But" keep in mind the seller may instruct there AGENT not to disclose this.....So in my opinion if you want the property make the offer the cleanest and best you can. Ask yourself if another offer came in and was accepted would i Have offered "more" or put in less conditions/subjects.
